Refund Policy

Standard Refund Rules

1. Booking Cancellations & Escrow Protection

Perch operates a secure tenant-escrow booking portal. All booking deposits are held safely in escrow and are only transferred to the property owner upon successful tenant check-in and room sign-off.

  • Cancellation before move-in: If you cancel your booking more than 7 days before your scheduled move-in, you are eligible for a full refund of your deposit, minus a flat ₹500 processing and gateway convenience fee.
  • Cancellation within 7 days: Cancellations made within 7 days of the scheduled move-in date are subject to a forfeiture of the booking advance (equivalent to one week's rent) as a holding cost compensation for the owner.
  • No-show policy: Failure to check-in within 48 hours of your move-in date without written notice will result in booking cancellation, with deposit refunds handled per the standard tenancy agreement.

2. Move-out & Security Deposit Releases

Under our standardized lease agreements, security deposits are strictly capped at a maximum of one month's rent. Upon successful completion of your lease term and check-out inspection:

  • The property owner must complete the digital check-out inspection via the Owner Dashboard within 48 hours of move-out.
  • 100% of the security deposit shall be released directly back to your registered bank account within 15 business days.
  • Any deductions for damages or pending utility bills must be documented with clear photographic evidence and shared with you for verification.

3. Listing Accuracy Guarantee

If upon checking in, the room or property materially differs from the verified photos and details listed on the Platform (e.g. incorrect sharing type, absent essential amenities like power backup, major structural issues):

You must report the issue within 48 hours. Perch will initiate an immediate investigation and, if verified, provide a 100% refund of all payments made and coordinate a free transfer to an equivalent verified property nearby.

4. Failed Transactions & Auto-Refunds

In case of payment gateway timeouts or failed transaction deductions where your bank account is charged but no booking confirmation is generated:

Razorpay will automatically trigger a reversal, and the amount will reflect in your original payment mode (UPI, card, or net banking) within 3 business days.

All payouts and refund transfers are strictly subject to compliance with the Reserve Bank of India (RBI) payment guidelines and the Indian Digital Personal Data Protection Act, 2023. For refund disputes, write to our grievance officer at grievance@perch.in.
