Cancellation Policy

Booking Cancellation Rules

1. Tenant-Initiated Cancellations

To provide transparency and protect both tenants and owners on the Perch marketplace, the following cancellation timelines apply:

  • 24-Hour Free Cancellation: Tenants can cancel their booking within 24 hours of making the reservation and receive a 100% refund, provided the move-in has not already taken place.
  • More than 7 Days to Move-in: If the tenant cancels the booking more than 7 days prior to the move-in date, a flat ₹500 processing fee will be deducted, and the remaining amount will be fully refunded within 5 days.
  • Less than 7 Days to Move-in: If a booking is cancelled within 7 days of the scheduled move-in date, the booking advance (equivalent to one week's rent) will be forfeited and transferred to the property owner to offset vacancy losses.

2. Owner-Initiated Cancellations

Property owners are strictly required to keep their calendar availability accurate. Double-booking or cancellation by owners causes major disruption:

  • If an owner cancels a confirmed booking within 14 days of the scheduled move-in, they are liable to pay a flat ₹2,000 disruption penalty.
  • Perch will refund the tenant 100% of all paid booking fees instantly.
  • Perch will provide relocation assistance and cover price differentials of up to ₹5,000 for finding an alternate stay in the same locality.

3. Force Majeure & Special Cancellations

In the event of major disruptions beyond control (including but not limited to natural disasters, acts of government authorities, lock-downs, epidemics, or structural damage to the property making it uninhabitable):

Either party may cancel the booking. Under force majeure conditions, Perch will issue a full refund of the booking deposit, and waive all standard cancellation processing fees.

4. Notice Periods during Active Tenancy

For cancellations or vacating requests during an active lease period:

  • Tenants must serve a minimum 30-day notice period via the Tenant Dashboard.
  • Notice periods are calculated from the date of submission on the portal.
  • Early exits before the lock-in period will trigger penalties as outlined in the signed Tenancy Agreement.
